as an investor in RE it is best NOT to have a broker license (or any license whatsoever) as it opens the liability door a little wider, since you would be deemed to be an "expert"

it is better to fly the dumb flag and simply have keen eyes, ask lots of questions, [have the answers on paper] and a sharp pencil

what is it that "will be thrown out the door" ? how can it be "shown" that I am an expert? I cannot possibly know much about the property that I am asking questions about? given that I do not own it...

How can my degree of liability be equal or greater than that of a "LICENSED" agent, who has undergone study, continuing education and indeed TESTS? he is trained to represent members of the public (that is one of the reasons for "ethics class") -g

I can not possibly have "conflict of interest" a licensed person could. I am doing this with absolute intent of making a profit... greedy, profit, the bigger the better... last time I checked, profit was still legal... in some circles it is a dirty word, particularly when you add a pinch of greed to it... whereas "conflict of interest" can lead to ethical hot waters... that's no, no voodoo in Real Trolls© land...

please expand on your idea that I should be careful in my "claim of ignorance"?

my point in my post about NOT having a license was merely to let someone know about the perils of holding a license, particularly if one intends to be an investor in RE...

for starters, one could deem and or imply that there is a "conflict of interest" since as a licensee you can open doors that otherwise it would be more difficult to have access to... i.e. the Multiple listing service as a broad example...

did you get a license to have access to such information and NOT to act as a representative of a seller or buyer ? (as the licensee more easily could be thought of)

When do you put on the "salesman hat"... or the "listing agent -representative of the seller- hat" or the "investing for your own account hat" ?

"you should have known" is written all over your face as a licensed person. you are... The Man (or Woman).

just a clarification, of course.

trust me...

are you an investor ?... then... don't get a license, if you do have one, get rid of it...
