David, How can LINK REIT offer any appreciation when they are not allowed to do any property development and they will distribute 100% of their distributable income? (Google on LINK Reit HongKong)

... Mongkok shopping ... lively, bubbly, but still within mathematical logic, for now.

... I am figuring that the LINKS yield, without dividend increase, can drop to 3.5% by capital appreciation (wealth creation by Al the Spankie's logic), and dividend can increase by 200-300 basis points over the coming 18-24 months.
