In many towns, the outskirts provide the fresh new buildings and so attract new growth, but outskirts so easily get diluted by new units due to unlimited sprawl. But what was tried and true for the successful investor was the more expensive investments next to desirable locations with the limitations of new buildings and desire for proximity. You pay for what you get.

So true... I have experienced some non-buyer's remorse over the past few years by not pulling the trigger on several opportunities in a few supply-constrained areas!

Of course timing is important because a market can easly shift from low risk/high reward to high risk/low reward fairly quickly (e.g., I wonder if Miami condo investors know just how much new supply is coming on-line over the next 12 to 18 months)...
