secondly contrary to let say UK or US etc. the wages and productivity are rising in real terms and as such the rise in RE valuation are justified in many cases.

Aside from that in FX terms the prices were extremely due to the low income if translated in EUR or USD. Many of those countries have a GDP that is double or tripple of the Western countries and most homes were overcrowded - e.g many couples living with their parents or other relatives - so the demand in many places is real and not for speculation
