Sorry for the delay Chip. I don't get to do this much anymore.
don't have the time or even the inclination. Just holding one stock and thats it.
I hope you are right about the train not stopping as we have almost 1600 acres across the street that we want to develop an equestrian themed community on.
The main reason people want to move to Central Florida is lower land costs and protection from Hurricanes. We had 4 storms circled Central Florida last season. Highest winds were maybe 70 mph in Central Florida as opposed to 125 mph on the coasts.
The other factor is home prices on the coasts have skyrocketed so you could sell your $200 a foot home on the coast and buy a nicer one for $120-$130 a foot in Central Florida and put the rest into something else. The county we are in (Lake) is so hot that resales are going for above asking price in some areas.
The new $500,000 every two years exemption on Home profits is going to open up a lot of new areas for development as Baby Boomers and families keep trading up in my humble opinion.
I am building a 5600 square foot home in Central Florida and am assuming that with the profit from the sale of my 4000 square foot home in Broward County the only thing that will go up will be my tax bill. I may even put some change in my pocket.<gg>
