Dan, good observations. The Census data is interesting ...

You pointed out that "from 1980 to 2005 overall homeownership grew modestly from 65.5% to 69.2%". And that that doesn't seem to suggest a bubble.

However much of that increase was from '98 until now. Homeownership was 65.9% in Q1 '98, so that is a 3.3% increase over the last 7 years.
