I bought some land in the acreage back in 1985 based on the "county is built out" theory, finally sold it to a dude who breeds pit bulls a couple of years ago, he farms palm trees on it.

Plenty of land to the west, the problem is lack of infrastructure.

Pinellas county has been built out for a decade and has 10x the density but the market hasn't been near as hot.

That's pretty much it. Dade, Broward and Palm beach ounties are pretty much built out. Martin is closing in on it.

Yes, the parking garage at City Place used to be free. Then people started to abuse it. Now they want to charge.
