Don't you think that they want to keep the exclusive for a while in the hope of pocketing a higher commission. This was normal practise in the Bay Area whenever the market was hot.

They're worried about someone like ziprealty selling the home, because even though they still get their higher commission, and zip charges a lower one, it puts their cartel at risk.

The more success zip has, the more listings they might get.

I'm seeing the opposite in Long Island. Already at a Multi-year high for inventory levels and still months away from August/September where I have traditionally seen peak inventory.

Just curious, but where were you seeing all those for sale signs? I was just there and hardly any signs for sale or rent. Sometimes had to go up to 10 blocks before I saw even one sign. And I'm very negative on this stuff looking forward as you know <g>.
