Born and raised in WPB, still have memories of lunatic crazy guy throwing a karate kick at my head in downtown WPB as I walked from parking to work in the Pink Palace ... buyers of those units are nuts.

But then Trump is putting up $1m condos in downtown Tampa which is even worse.

Is this the top? Now? Perhaps but I have been hearing it for over four years now.

IMHO foreign money is calling the tune where I own real estate: Georgetown (Washington, D.C.) and Palmetto Bay (south of Miami). These are properties I acquired in 1985 and 1993 respectively. I hope to ride out the cycles and leave these properties to my kids someday. Very LTBH (in well selected areas) is the way to go in real estate IMO.

Georgetown is crawling with European millionaires desperate to buy and the Miami area has traditionally been a magnet for Latin money seeking (relatively) safe harbor. (There is also some European money in South Florida and some Latin money in Georgetown).

I tell anyone looking to buy now that they are crazy, but I was saying the same 2-3 years ago and luckily everyone ignored me and has done very well.

To all those speculators and condo flippers who feel wealthy. I remember a conversation between two young lawyers I overheard at dinner in Georgetown:

"It's all just monopoly play money. It's not worth anything until you sell."
