i know i am not going to convince you, so what's the point... you believe firmly in what you believe and that is your universe... moi ? i am not going to get into personal details because they are, well... personal all i know is that so long i keep to my rules of real estate i make money... i also see what is happening in SOME areas of the country. i am not familiar with northern CA, so i have no opinion there because i simply do not know the details... all i can see are the local markets i am involved in and i am not complaining at all, remember commercial real estate is a different animal than residential, but they do have some common ground, and such is demand for the product. can this change? yes, of course it can. can it kill me? no because i am not leveraged to the last dime, therefore this makes me very different, almost to the point that i would welcome a crash because it would allow me to buy properties at a discount (because i can) and i have the knowledge to turn them around... and more importantly, because i am not a pessimist who believes in armageddon, therefore, this allows me to see the light at the end of the tunnel... and no, the light is NOT a freight train.... -g the only real fear i have is that if a terrorist somehow infiltrates through the layers of security with a dirty bomb and detonates it in a major city in the usa.... then it is game over... i do not give a shit what business you are in... it is game over... because between the direct, indirect damage, and the retaliation that will take place... (for starters) and then who knows what will happen from there.... i do not believe the western world will overcome such attack easily and it will be years before it could recoup... other than that... my bet is on the positive side until proven i am wrong... you may not believe this but if you are convinced that we are heading down, in most cases, you will be correct, and the events around you will be seen and played that way. i chose to believe that i will be successful. and i am not talking about wishful thinking... i am talking about visualizing it. i am taking about truly being convinced that good things will happen to me... i do not give a rat's arse if others are moaning and complaining about this or that or the other... all i need is the path that according to reason and logic i can create value, if i can build an argument that supports whatever the hell project i happen to be involved, then.... i take it and i do not let one single thing to deviate me from my goal... not the burro-crats, not the politicians, not the geraldoheroes... and most definitively NOT the economists...
