No shore.
Not recommendable in Italy unless you want a bunch of German and Dutch tourists close to your place. I prefer peace and great views and a large own estate but water must be part of the view and not too far away like here 1.5 miles.

Please mind that the construction costs include a house built with real rustic natural stone walls, no plywood stucco structure here.

If you like waterfront, Sweden or Denmark are highly recommendable. Some places in the Stockholm archipelago you can still buy your own private island for about a million $ and sometimes less which is not a bad deal at all.
Extremely beautiful in the summer time.

No Zanzare, those evening bloodsuckers stay down at the lake :)

I remember those pesky critters well. Italian mosquitoes bite just like their American cousins.

Sure, they are just as aggressive as their FL counterparts, small and soundless and attack 24/7.
Actually because of the warmer climate moving up north in Europe now, those critters are now competing with their slower and larger brethren as far up as Sweden.
