Why would you think a lack of speculation is a reason for them not to crash? I think we are long overdue for a stock market crash. If part of your argument is we won't see a 80% drop like NASDAQ you are probably right. But a 30-40% plunge in broad indexes not out of the question. I guess without a backup in long rates, a recession or terrorist attack we continue to muddle along?

I bet the average Californian or Floridian carrying debt on his real estate takes a huge percentage hit of over 80% of his equity today while values do the 30-40% drop..
