For individual markets, you would almost have to follow each one of TOL's community through time to understand the ups and downs.

e.g. looking at HOV in San Diego, they have 2 downtown condo projects and one fairly high priced project in Rancho Sante Fe. It will be interesting to see if those get sold out quickly.

no idea about vegas, but housing has gone back to more normal levels here in phoenix. houses still selling pretty quickly but just not way over the ask. no significant pullback in prices but i dont expect much of that since we are still relatively cheap when compared to CA, OR, CO, and other markets. throw in the fact the sun actaully shines in our winters and you get folks like me from NY, MI etc moving here.

my worst case for AZ is a 10% pullback in resales with CA approaching 30% if things do get stinky in the coming years
