I've always felt the price of gasoline will inevitably rise, and that will put extreme pressure on exurbs where ever they exist, with a corresponding rise in the values of formerly discounted central properties. Many things could affect this, it the country starts telecommuting en mass, exurbs might GAIN in value. It makes too much sense for me to bet on that, though.
