My sister, who lives in a tiny town in Iowa, where the median income can't possibly exceed 20K, reports that houses in her town have gone from average 20-30K to over 100K this year. Who is buying or affording them, I have no idea.

RE:"the faster the bubbles burst, the faster people will decide to move to Raleigh and other less costly towns."

I thought "my" stocks would hold up after the bubble bust in 2000. After all, they weren't "the" bubble stocks. Hummmm...of course they didn't.

Welcome aboard. Look forward to your comments.. Expect many more refugees coming your way for a long time to come. Halfbacks from FL added to an acceleration of the trend already underway from the northeast<g>

the faster the bubbles burst, the faster people will decide to move to Raleigh and other less costly towns.

The faster the bubbles burst the SLOWER people will move.
If California crashed to Danville Illinois prices tomorrow why would anyone leave. People will leave because other places are more affordable.

As for bubbles, the entire state of California and Florida is in a bubble add in Boston, Las Vegas, Phoenix, Minneapolis, New York, and dozens of other large cities and it is silly to deny an national bubble.

I know they're much smaller, but how are the other two points on the triangle, Durham and Chapel Hill, doing RE-wise? Compared to Raleigh?

How are the locals taking this year's ACC expansion?

"In Raleigh for example - a very desirable job-filled metropolis, we are growing like crazy -"

I also hear that Raleigh has some of the toughest anti-smoking laws in the country and that you can't get a real estate licence if you smoke. Is that true?
