Uni. of N. Arizona. Ok, now I know why I didn't know what was in Flagstaff. I was thinking ASU (no), UA (no).

Anyway, I don't know who overran Durango. It was a lifestyle place like Sedona or Santa Fe. Somewhere in the 90's that lifestyle got popular and people came.

KM, how 'bout Durango? You can take the Durango-Silverton narrow gauge train right into the heart of the Rockies. Knock off a couple of 14'ers in one weekend. Quite stunning back there. During the week, you can ride your mountain bike until your knees buckle. Decent weather too.
