Which builder is willing to pay 4 percent to a cooperating Realtor or buyer's agent? (I've never seen one paying quite that much.)

What agent would take 4 percent without having some negotiating skill and input to help you deal with the builder's always-one-sided-protect-builder-at-every-turn contract? (Maybe I should rephrase that and ask why you would want someone to get 4 percent of the price you are paying for the house, unless you are getting some agent expertise and service along with that fee?)

More food for thought: If you get a family member/real estate person to help you with the builder's contract, you might be able to negotiate a rebate from the agent at settlement on some of the commission paid by the builder.

Or you could take it upon yourself to hire a real estate attorney (not just any attorney, please; make sure it's a real estate attorney) to review your contract and explain what it says. Those builders have everything weighted in their favor.
