Interesting thoughts, good stuff... Of course, one must have a visible change in trend before making serious commitments. RE is without doubt the star sector, it is in the center of attention, keeping millions of people "wealthy". Makes sense to watch it closely as a likely leader.

However, note that both $HGX declines - last summer, and off this January's top - look like "three-wavers".... It's hard to imagine in some ways, but there is a possibility that this chart is not done yet. It can break down, of course - anything can happen - but the daily/weekly wiggles still refuse to give up their bullish potential.... jmho, of course.

is there any more consensus opinion on planet earth than that real estate is in a bubble?

how often is that consensus correct?

btw, check out the hedge funds' net short interest in financials / real estate. that's a good source of Shack's BKX rally.
