I read the real estate gloom and doom that pervades this thread, but just don't see it (yet ?)in this area.

How many "yets" does it take one to see this is a national thing?
I suspect 100%

Everyone thinks their area is different, immune or whatever

I have a post coming up on Atlanta "Lights out in Atlanta" that will describe this completely.

Imo the slowdown is corresponding with the boom, the areas that boomed first are the first to slow down. For example the tampa bay area got off to a later start than south florida, so it took a few more months for the slowdown to get here, but sure enough sales are off by 1/3 compared to last year.
