I just saw the post and randomly picked a builder I am familiar with to use as a reference. Here in Fla, you can't give a stick built home away. Ironically, not because they won't meet code but buyers prefer concrete. Either block, poured or one of the foam/concrete systems. Termites also make a concrete home a more logical choice for this environment. Since I jumped into this fray by posting an example, trying to be helpful.... With the high price of concrete, nationally, and having built custom homes here in Fla, I think you would be hard pressed to argue the point that "stick built" construction is either "higher end" or more expensive. In reality, the cost difference is probably comparable. Labor would be the offset. Your example of $100 per ft...plus land...plus labor? Make that $100 per ft plus land and you're on the high side for an extremely nice custom home. I just priced a 3600 (living) sq ft concrete block, all double French doors w/transoms, 12 ft ceilings, granite kitchen/baths, 43in cabinets, tile floor throughout and it still wouldn't hit anywhere close to $100 ft. That's not to say that some idiot would pay a lot more than that....but I thought you were looking for real numbers. Just because someone states that it costs "so much" doesn't make it so....I've always liked when the builders offer "upgrades" that in some cases are cheaper than the "standard"...like tile...cabinets. Stop and think....how could the builders be offering such huge incentives...if it were really costing them anything.... Obviously building costs vary across the country. But I think you would be hard pressed to find much of a real difference. One area might have higher labor but some materials might be cheaper...Land costs will be your biggest variable.
