I have a friend that is in the roughing business...
Last year he was running 5... 5 man crews with 2 or 3 builders.

this year he is down to 3 crews often 2 crews with 4 or 5 builders, hit and miss, big and small, he says the housing business is tanking big time....

he has made so much money in the last 5 years he could retire at 40....his next birthday.

His area is NorthWest of Detroit by 20 miles or so....

Novi, Brighton, South Lyon, Highland, etc, etc, etc....

His argument is that the trend in prices that builders pay is opposite to the trend in prices that the smaller guys pay.

Me too! I check the color selection of paints in the returns shelf on every visit. $25 a gallon premium paint for $5 is great.

I also buy a lot of material through free classifieds, where I find left overs from small builders.
