First sellers to crack and cut prices...don't lose as big as the rest.

Smart sellers have to know the builders will start cutting prices soon, as incentives won't be enough. Anyone trying to sell an "almost new" home in an area with new homes is going to get financially creamed if they wait. Of those who really want/need to sell, only the total fools will wait. The smart ones know the bottom is about to fall out. I agree with you that it will happen very quickly when it happens, which will be soon.
