You buy way below market or for excellent cash flow or just an inexpensive place to live relative to rent at various points in the cycle. Now is a good time in many midwest markets. California will be good once most in the game unfortunately get wiped out. Since it is so overprice and cash flow s**cks and rent is so cheap relative to price it might be 3-4 more years unless you are an insider buying way below market..

Fall 07 -- if you put in a low ball bid on a foreclosure, you'll probably do fine.

I'm thinking late 08 maybe mid 09 -- it usually takes 3 years for bubbles to bottom out.
