I actually subscribed to realtytrac and then cancelled because I found a much better source (unfortunately not public), but only for San Diego. There is a mountain of foreclosure data that I can crunch.

With my limited experience looking at realtytrac, it is not bad. If you have the time, I would suggest taking 10-20 of the major metro areas (such as phx, miami, denver, etc) and do exactly what you did for OC and LA. I think the markets are deteriorating so fast that wall street is going to be caught totally unaware.

Now back to work.
