>>>Seems only double digit increases in rents per year and 4% mortgage rates can keep the 'crash' from happening now that the psychology has changed.<<<

I agree. But can this happen??

Certainly Helicopter Ben can knock down the short end, and all those who were smart enough to get out of their option ARMs two years ago can switch back to the far left lane.

How do you get double digit increases in rent??? I keep reading that real wages have dropped. Would the government be so open minded as to make rent deductible??? After all, it is really the renter who pays the real estate taxes, which are deductible for the owner.

Would the government do the really smart thing by stop trying to micromanage the economy and go with a flat tax???

I see double digit rent increases as a complete impossibility.

John
You can rent a fully furnished(100k?) Mauna Lani Villages condo(2,660' 3B/3.5B) long term for $2,800. You get resort privileges(private beach club access, etc.) The condos are listed at 1.1mm and up. Monthly maint and taxes are $2,100 + 10% mngt fee so the owner is lucky to clear $450/mo on his million dollar condo before debt service. They were asking $3,500/mo a couple mos ago but still no renters. Two to choose from at this price. They were going to vacation rent but had no success.

My son lives in a brand new townhose in Fort Laurderedale
renting @$1600. 2bedrooms, 3 baths
The owner bought for $419,000.
Had it on the market for $499,000 when she rented it.
The owner last year could not sell it and thinks she will have a better chance in 2007. -lol-
