Absolutely, but I'm not seeing distressed enough, yet. Not in the markets I am active in.

I was confused by your post. When you say that you've never been as excited as today, and that there's instant equity for the savvy investor in bubble markets, it sounded like you're ready to buy with both hands.

Most, have no idea what distressed property investor means.
Some they think they can find distressed property at open houses..
