I saw a CEO round table about a month ago. the CEO of Hovarian and KB homes and I think it was Toll Bros. And one CEO admitted to slapping up houses "just to unload the land." I would think break even would be one in 4 houses (actually)sold to break even. The CEO's strangely looked at each other when the Truth slipped....It was quite awkward. One denied it. One admitted it.

The big variable in construction numbers is not labor......its the cost of the land.

If the cost of labor were not significant in construction then the construction industry wouldn't hire illegals as a means to lower the cost of labor. The presence of illegals in the industry indicates the cost of labor is significant in the industry. Why would the employer hire them if labor cost didn't matter?
