Real estate taxes have always befuddled me. Is it the case that the communities needs rise with real estate values?? For example, absent no increase in population with a 50% increase in home prices, does the community require 50% more police??? Of course over time, high real estate prices affects the cost of living and the municipal employees would all genuinely be due a COLA increase.

Municipalities always take advantage of real estate booms to increase spending or alternatively their services - regardless of whether the community wants more. Once services are provided, it is awfully hard to take them away. For me in boom times, I would prefer that the municipality pay down debt. All the really well managed businesses do that.

Why then? I see a few have actually broken out again this week. I think either we melt up to a euphoric top the next month or crash real hard now. No one expecting either but since this is the third year of the election cycle the year should be up but Goldman and Morgan need something in the tank for that monster fourth quarter rally so I doubt they take it to March 2000 type levels just yet..

Agreed on the shorting homies....any preference on which will capitalize most on Florida RE decline?
