I agree with you. Just lots of volatility in the stock market and incredible distressed opportunities again as real estate becomes illiquid.

OT..some of these doom and gloomers sounded smart to me back in late 2004 as I was searching for an explanation of the credit/housing bubbles. This before this stuff became mainstream and front page news. I've since learned most have their own myopic view of things and cherry pick the information to serve their own agenda.. This goes for both sides. I've had long discussions a year or so ago from real estate folks here in FL who thought this mania was going to continue. Not unlike discussions here with you on the stock market these days.. I also have gone back from time to time to look at posts on SI in 2001-02 when it seems almost everybody in including you was quite bearish.. At that same time I thought life doing real estate deals was nirvana around that time and things couldn't be better in my world where the capital investment depression and tech meltdown hardly caused a ripple to my existence..
