Why is it about to turn? Where are the buyers going to come from now that tightened lending regs have effectively removed up to 10% of the buyers, most of which weren't qualified to be buyers in the first place?

Was talking to family members this weekend. Most realize housing situation is not good but none realize HOW bad it is and almost all think things are about to get better.

It is about ready to turn, but not to the upside. The housing market still has way too much inventory with additional product still hitting the market and ARMs getting reset to higher rates. This still has another two years to play itself out. IMHO
