There are communities where they only have 10 months worth of water left in their reservoir and then their water will have to be shipped in by truck. Sydney is under mandatory water conservation and has managed to drop usage back to the levels of 1974 when the metro area had 1+ million people less. I read about that; I think on this thread. They have some very serious problems and are embracing doing something about GW... even the "conservatives". If the trends continue, you will see a LOT of world wide political pressure around GW. If we don't get off the stick we will be really isolated. re: We are now well over 4% unoccupied, with high carrying costs (insurance/taxes). So I expect prices to get worse. -------- Above 5%, its a renters' market. Those are homes for sale that are unoccupied. When I bought down here during the last RE bust, I said I only wanted to see unoccupied homes. You know you have a motivated seller that is paying out every month... so you have them at a disadvantage. I can be an asshole when I want to be. The RE market here is horrible, and will get much worse. Property taxes will trail property values on the way down, insurance rates are huge if you can get insurance, and then there are the fuking hurricanes and threat of GW making things steadily worse forever. Would you move to Florida? Not me, not if I made the decision today.
