'...opportunity being distressed property?' Yes that is the only game other than perhaps properly structured purchases in dirt cheap markets in the midwest with an economic driver like energy. Anyone buying investments at retail during the boom in bubble markets will see what a money pit real estate normally is. Perhaps they get bailed out by inflation and declining dollar several years down the road but first rates have to go up adjusting prices down even further as debt gets cleansed.
