Well you need to educate yourself first (go to a bookstore and spend time reading some books on the subject like Bronchick or Allen) then find out what works for you based on your skills and personality as well as the marketplace you will be operating in. Distressed Real estate and creative deal making is actually so much more entrepreneurial than the general public imagines and all you need is one method to make it work for you. The big key is real equity going into the deal as retail prices get back to normal levels with cash flow and justifiable ROE crucial for any buy and hold scenario. Forget all the nonsense being spun from all sides(yes that includes SI or Ben Jones doom and gloomers as well as the NAR or Wall Street <g>). I'm sure that is what Zeus was trying to relay to you..
