I assume it is like buying insurance when you buy one of the those appliances or tv's etc. otherwise both were around $13,000. If the roof isn't going to leak in first year through the seasons i feel safe no major problems. next was some national ad with 25% discount for members. I call and he comes out with books and graphs showing costs for roofs in various regions and the cost last year. i look at the cost and compare nyc, boston to philly, my area.. and philly is about $2000. more expensive.. i tell him his charts are wrong. no way are labor rates higher here than nyc or boston! He backs off. Then he shows me $23,000 as average price. says since i am member of sams club he can take another $2500 off the price. then takes 25% and comes up with something like $15,000 to do the roof. next i go on line to shingle suppliers. Zero in on one, and they list approved contractors which i copy down in my zip code area. It also shows how many classes , etc they have attended at the corporation and level of experience. next i went to better business bur. for open or any filed complaints.. only one contractor had a complaint and none open. However, why did he not resolved the issue before a customer had to file a complaint with bbb? next i had six more contractors come in and bid on the house. i got a couple at $10,000 a couple at $8800 and the last one at one $6700. I reviewed the work they did and called a few of their customers. I wanted to make sure before the job the work was not sloppy etc. I drove bye some jobs, and i liked all the work. the last contractor i watch as the job was done from start to finish. He turned out also to be low bidder. so i ended up with great job in one day, at $6700. I also know i got the same materials because they all use same supplier who warrants the shingles only if installed according to the supplier instructions. I know i got the same size nails, number of nails per shingle, depth of felt or tar paper. The contractor wouldn't take any money up front all the others demanded 50% and when finished i showed him a leak i had and was concerned about chimney. He said the problem was stucco not roof. eight others told me it was the roof. he came back the next day, put on a chemical sealer sprayed it twice and said it had a ten year warranty. i called the mfg out in Kansas he laughed when i told him the product and two coats.. he said i never heard of two coats should last twenty years. watch contractors. i painted my own house three years ago with brush, and cleaner from lowes. used bug sprayer to put on and then washed off with water hose.. adjoining neighbors used contractor with pressure washers.. WE all have cedar shingles... very soft board.. both had boards just about chewed up.leaks from water in threw their walls. One neighbor went threw four contractors before getting his house painted the way he wanted.. i assume sued the first one who kept sending another specialist to undo some damage etc. the other neighbor i watch the kids or guys miss sections of the house they never even pressure washed. He had one coat of stain. the other two coats of stain. The neighbor with one coat just got his house done again last week. pressure washed again, and now a spray put on it , i asked what are you doing. he said it was a stain, no brush in, no caulking said the product would bleed. the stain was so light it was misting and i think half was blowing away with little wind. Oh, he paid $2600 three years ago and $2800 this time. the guy with two coats paid $4500. Me? total cost $126. and lost 25 pounds that i needed to lose. got my exercise up and down ladder. Doctor couldn't believe i painted a house. g
