What about insurance? My whole neighborhood had hail damage and insurance paid for new roofs on all of them.

they charged us $10,000 for a 2400 sq ft house, because they could.

Oh, I feel your pain.

Not.

Paid $25,000 six years ago for architectural shake on a 4300 sf house in suburban Seattle.

A lot of acreage on that roof.
