It's running more like 4k an acre around here. Looks like it may go a little higher. I've thought about selling in a few years. No hassle when the money is in bonds.

That farm has been in the family since before the Civil War but I think more and more about selling it. My last tenant was a nice guy and made money with no problems coming up. Now the harvest is about 10% less and a new problem that costs me money showing up every week. Last week it was flying on a fungicide during a drought. Now it's spraying for aphids that should have been done when the fungicide was sprayed on. At $45 an acre I get the feeling that they're getting a kick back from the plane service especially when they won't use the one I suggested that's 20 miles closer.

The kicker was when they HAD to have an old barn removed. I mentioned some diesel and a match. They said it would burn the bean field. This was fucking February!! When people start lying to you the talking is over.
