A question for someone who is smart (I am dumb, if you remember that, you will always understand my posts)

Say you purchase a commmercial building as an investment and default on it later.

1) Do banks really do no personal guarantee loans on commercial property?

2) without a personal guarnatee, your only penalty is you lose your downpayment and what every you paid and put into it?
