Most people who buy or rent property
will not willingly choose to live in the midst of industrial properties and will look elsewhere.


Industry is more likely to look for cheap property. Zoning isn't needed to keep heavy industry out of residential sectors. What it keeps out of residential areas is offices and esp. small retail establishments. In some cases it goes beyond that and is used against people running home based businesses and such.
