Just tell the buyer they were done before you got the house. Or tell the buyer if the county sees the up grades your property tax will go up, then wink a lot

An add-on makes it more difficult to get around the permits and the disclosure form, but aren't interior remodels a little easier to get away with?

After owning our house for 20 years, we turned a storage area above the garage into a room that is multi-functional. It is on the original plans, but we changed the access from the garage to the interior of the house.

Didn't permit that part.
