Congrads on your purchase, at 5.45% sounds like a good deal and a good deal better than 4%.

Digging a little into the Crown Rent and the fact that all land in HK (save for St John's and few other pieces) is owned by the government makes me a bit nervous. I am assuming the 5.45% return includes this cost as well as maintenance, management etc? Is there no concern that one doesn't technically own the land amongst Hong Kong buyers, or am I missing some data?

BTW, just finished reading Toffler's new book (he wrote future shock and third wave)and I highly recommend it.
