Are these tail values though or are they indicative of what a common buyer would get for a similar property? In other words, are all comps now based on these values? Not seeing that in NY metro yet. We're definitely at 2004 right now which means 10-15% off the top overall with some areas and some properties seeing declines 20%+.

When do you think we hit a nominal bottom in price?

I think the Case Shiller Futures are a good guage.
