For me this is now Nirvana.. Housing bust got rid of the competition for this next cycle and few are left that think you can make any money in RE (it is all really about huge equity going into deals, cash flow and properly leveraging the stuff you intent to hold the next cycle). Incredible opportunities in certain areas of the stock market away from RE and finance while there is lots of volatility in these most heavily shorted most talked about areas for swing trades.. I'm amazed we aren't in recession already but full employment, under reporting true inflation and overstating real GDP make it seem better than it is for most working folks squeezed by rising costs of living and shrinking home equity.
