Yeah, I agree, they haven't yet hit their panic low yet. In the last debacle in 1991 buying on that panic low netted you an almost immediate 100% gain but then if you held it, you watched your gain dwindle for the next three or four years. The trough in earnings took almost 4-5 years to work out. Hard to maintain interest with that time frame on a stock steadily losing ground. The thing is, RE cycles are just longer than most people's attention spans.
