Truly a market of stocks more than a stock market. The financials are down 30-40% on avg. Homebuilders worse, and many retailers linked to homebuilding down similarly. If you think about their weight in the S&P, it's astonishing that the overall markets are up.

I'm spending an extended weekend in SW CO skiing. There is no sign of real estate problems here in the mountain areas. Also, labor shortages persist. Southwest CO and mountain home prices are up 3-5% yoy. There has been some cooling off, but its still a strong market. The time up here brings home that it's a market of regional properties, not a national real estate market.
