Things were simpler, because there was less government intervention and the bond market was not rigged. Right now everything is a gamble, because you cannot predict what crazy things the Politburo will do or not do.

Many people got in trouble in the housing market, because they were forced to gamble on unpredictable outcomes, due to the currency having been destroyed.
