That's not really true. Many Californians like me, Floridians, Las Vegans etc., took our bubble winnings and went to cheaper elsewheres and caused echo bubbles. Not everywhere, just where housing was cheaper.

In the DC Metro areas as well. Prices where declining in 2006 not moving up to bubble levels at that time. I don't know if any place was still in full bubble mode in to 2007.
