This is happening right now with Ogden, Utah. Too far to drive in traffic, but a nice bedroom community with commuter rail. People like me are sick of logjam traffic and will ride rail if convenient to avoid hour-long commutes.

When I lived in Brookline, MA, I never drove downtown. All my commuting was done on the "Green Line."

"Commuter rail" usually means some monstrosity of a system developed by a govt entity with taxing authority.

Intelligent commuter rail s/take advantage of existing rail rights of way and not laid in the middle of existing streets as Houston has done.

Assume the train as a given

Maybe if it doesn't become a welfare train, with free rides between the blackberry bush jungle where they sleep and the corners where they ask for quarters, or where doctors ride the rails from their upscale west hills homes to their downtown office suites at public expense.
