You need to read a few books on distressed RE investing, finding motivated sellers..you don't get this stuff usually through MLS or FSBO's....think multiple mortgages encumbering a property in default with short sales, discounting seconds or buying at the auction, think tax sales for real estate, IRS or any other tax not paid, think probate or divorce, out of town owners with non paying tenants, code enforcement liens needing to be cured, condemned houses by the county, properties unfinancable that need a ton of work and deep pockets to make it happen.. There is an entire economy devoted to the underground wholesale RE market acting in many ways like a market maker does to the stock market. This actually works better consistently in the nonbubble markets with little competition..
