I pay approximately $280 for my heating bills (natural gas)...annually

Not necessarily when you have the foreclosures and nonpayment of HOA dues. It ravaged entire neighborhoods in Texas and Florida the last time. Some in SW Houston never recovered and became ghettos. All in Florida turned around during the bubble but I bet many go back to being worth $20-25k again
