That's a clownish thing to say. Construction costs are easily estimated regardless of market conditions.

I'm building a very nice, but smallish house (about 2200sqft) of poured in place concrete walls and timberframe interior and 2'nd floor. The timbers are mostly Greenheart out of Guyana, but also black walnut, black locust, and honey locust which I've milled myself. Total cost is close to $75/sqft. Very little hired labor, and no cost for my unknown # of hours spent on it. So one can do things for oneself cheaply, but you had better enjoy the process to make it worthwhile. Situated on 40 acres with 2000 ft of river on it.
